Anti-Money Laundering Statement

Introduction
Ridgeway Property Works is committed to preventing the use of its services for money laundering, terrorist financing or any other financial crime, in line with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 and subsequent amendments.
Identity verification
All new clients are subject to identity verification before an engagement begins. Verification typically includes confirmation of the client's identity, business ownership structure, and, where relevant, source of funds. Copies of verification documents are retained securely.
Ongoing monitoring
Client engagements are monitored on an ongoing basis for unusual or suspicious activity. Where activity gives rise to reasonable suspicion of money laundering or terrorist financing, the Practice is required by law to report such activity to the appropriate authorities and may be unable to disclose that a report has been made.
Record keeping
Records relating to identity verification, transactions and engagements are retained for a period consistent with UK Anti-Money Laundering regulations, typically at least five years from the end of the business relationship.
Refusing or terminating engagements
The Practice reserves the right to decline a prospective engagement or to terminate an existing engagement where continuing would place the Practice in breach of Anti-Money Laundering regulations.
